The Jaunciems-project is situated in the North of Riga at the lake Kisezers. The site, a former industry plant, is lying three metres above the lake level and is bedded in a natural reserve. On a socle with an underground car park will be built an L-shaped five storey high housing block. Spread over the floors, 85 apartments are foreseen.

In the L-shaped building each floor is different and irregular in plan. Flat concrete slabs rigidly connected to the load-bearing walls span between 6 and 8 m. In the cantilevering parts, partly pre-stressed slabs are optimised locally in height to reduce weight and thus shear punching forces on the perpendicular walls. The façade is constructed of two layers. The inner line forms the partition between outside and inside and consists mainly of a glass façade. Load-bearing walls do not continue outside this line. The outer line is formed by the curved balustrade lines. The offset between the two lines, never exceeding 4 m, has been designed in order to create individual terraces for every apartment.
