Groundbreaking Ceremony

The groundbreaking ceremony took place for iQ Spaces Berlin, a new centre for gene and cell therapies on the Bayer campus jointly operated by Bayer AG and Charité – Universitätsmedizin Berlin. We are responsible for the structural engineering, building physics, and façade engineering of this innovative project, which was developed in collaboration with HENN Architekten.
Located at Nordhafen, at the southern edge of the campus, the building will accommodate up to 900 people and serve as both an incubator for start-ups and a production facility for advanced therapies.
The design relies on a modular grid and a cubic shape, enabling flexible and adaptable floor plans. Double-height communal areas connect workspaces, promoting collaboration. Folded façade elements create a sculptural look while incorporating technical systems. Varying cantilevers and angles provide solar shading, while photovoltaic panels on the roof produce renewable energy.
Completion is scheduled for 2028.
